What Do You Think About this 10.8 Meter?

Here’s my situation….Had a survey on a 1990 Trojan 10.8 Meter last Saturday. The surveyor thinks it was damaged by hurricane Sandy and said I should pass on this boat. He showed me some sand/pebbles up on the flybridge inside of the instrument panel…..and he questioned this. He found a very light water stain down in the engine compartment. Also, he checked the oil in both engines and the oil was darker versus the other looked much cleaner. The owner started the engines for us to hear and they sounded good with temp’s about 175-180 for both engines. Also, the surveyor questioned why the microwave, refrigerator, reverse cycle heat/air , and also windlass ….ALL stopped working. He checked some of the electrical sockets and they worked fine. Inside the salon all of the lights had their small domes missing....every one. Also the combing on the flybridge was damaged for some unknown reason. Stereo speakers were missing on flybridge with exposed wires. The owner told me he takes it out occasionally on the hook. He told the surveyor he hasn’t taken it out for 2 years…..around the time Sandy occurred. I ordered a boat history report and it came back completely clean….no accidents or losses. The boat does need a little TLC, but it’s in decent shape with about 600 hrs on engines. Interesting note: while talking with owner first time…he discussed how his house took a beaten on hurricane Sandy and how much damage it caused for him and his neighbors. The boat sits behind his yard in a canal. This should have been my first “red flagâ€! The first owner hailed from Detroit, MI according to report. I told the surveyor to stop and we didn’t initiate the sea trial because of this info. When I talked to the owner….he didn’t seem surprised or even defensive about what I said about the survey. He calmly said that he had removed a wasp nest up in the instrument panel a while back….and there was a few inches of water sitting in the bilge related to bilge pump not working also.
What say you?? I would like to hear your opinions. This is my second survey as some of you are aware. The other was the 10 Meter owned by a professional electrical engineer….LOL!!
Thanks again.
