Found my 10 Meter Help!!

Ok... We are in the process of negotiating a deal on a 1985 10 Meter. We had a survey done on the boat last week and the surveyor found some issues. Now I know that a boat that is 26 years old is going to have issues but when do you walk away?
*He found a stringer forward of the engine room bulkhead to be bad. The stringer is the forward port stringer under salon sole. He also recommends that core samples taken from surrounding areas that also contained moisture.
*moisture recorded in interior liner aft outboard sides of fuel tank both port and starboard.
*lower aft engine room bulkhead starting to decay
*hull bottom has excess bottom paint present with a few blisters observed with DEK present.
*four gel voids on port hull bottom.
*moisture recorded in port hull side core aft of amid ship approx. 3 foot high by 6 foot in length.
*port forward cleat and 1st two stanchion bases recorded high moisture in toe rail / deck
*starboard 3-7 stanchion bases recorded high moisture with delam present at navigation light and by waste deck fill plate.
*radar arch backing plates recorded high moisture with delam observed on port side. both arch bases weeping dark liquid.
This boat is a trade-in at the marina. After talking to the broker he understands that they are going to need to fix the problems with the boat.. I love the layout of these boats.. I'm going to use this boat on Lake Michigan as a charter boat. I know its going to be a gas guzzler but I'm ok with that. It is a trade off for a good ride. Anyway I'm looking for some advise on these issues.
