Looking at 1990 Trojan 10.8 Sedan

Hello Everyone,
I went the other day up to Long Island to look at this 1990 10.8 Meter Sedan. As usual, I value your thoughts and opinions. If you have a second, can you take a quick look at the ad posted on POP Yachts.

I found the boat before it was posted on POP, so I drove right to the owner to see it.
Basically it looks very nice for its age. The owner was very honest and explained all the things that were not working….Refrigerator, microwave, Reverse cycle heat/air, windlass…etc. He and his wife used the boat as a “dock queen†basically. They set up a table on the cockpit and played cards with the neighbors at night time. The original owners he said were fishermen who fished it regularly.
He started the engines for about 10 minutes up to normal temp. and they sounded very nice! He has all receipts for recent work done on engines....riser replacements, oil changes, etc.All electronics worked …he turned them all on. Generator needs some work though!!
What do you think? Owner doesn’t know why fridge/microwave doesn’t work….either why the heat/air doesn’t work. They never had any use for it anyway he says. Also, the flybridge combing (if you look at pic on POP) is rotted. Again, he doesn’t know why/how it happened. Moisture/ wetness ??
These are the things I’m concerned about. I was planning on making an offer, contingent upon a successful survey to my acceptance.
At least I already have a good knowledge of what’s NOT working.

If you were me…what questions would you ask him? I’m going to send him an e-mail this week.
