Thanks ya all, for all the great comments,. I should have waited till I had all the trim, etc done, but was eager to show what I had so far. But will post new pic's of the finished product soon.
Rain won't bother us at all, as our slip is in a brand new covered dock. While not using the A/C, I put the cover back, that goes on the 6" inspection hatch. The A/C will only be used when we're in the slip. Of course, when the days hit over 100 deg as it has been here, we don't venture out to the marina. We do like to spend as much time at the boat as we can, and this will help very much to extend those days.
As far as the rode is concerned, Michael, is close, but we have given up the "mushroom".

If and when we do anchor to get into a little fishing, it will be in about 10 feet of water, and the only big waves we have, is when a boat goes by us, but we will be in a nice calm cove somewhere.
We have 50 feet of 3/8" rode and 5 feet of chain, I bought from West Marine. Which is enough to anchor in 10 feet of calm water. I gave up the mushroom after trying to anchor with it the first time.
I am now waiting for 3 yards of cloth material to arrive to re-cover the side wall area on the side of the dinette table and then I can reinstall all the teak wood trim I took home to refinish using Cetol light and Cetol clear.
I keep thinking I am getting close to having finished working on the boat, then realized, that, that day may never come.
